The Home Buying Process

Phase I - Prepare

  • Find your rock star agent and trusted advisor
  • Initial consultation / “Buyer 101” meeting
  • Sign Buyer’s Representation Agreement and IABS form
  • Choose a lender and obtain pre-qualification letter

Phase II - Search

  • Establish budget with lender and home goals and timeline with agent
  • Set up MLS search and review homes
  • Locate home and review due diligence (comps, survey, seller’s disclosure)

Phase III - Offer and Option

  • Make an offer and negotiate to an accepted contract
  • Deposit earnest money and option fee
  • Notify lender of contract
  • Schedule and review home inspection
  • Repair negotiation

Phase IV - Prepare To Close

  • Review title policy, survey, appraisal, and HOA documents
  • Shop for home insurance and schedule utility connections and movers
  • Review closing disclosure when provided by lender

Phase V - Walk Through And Closing

  • Walk-through to confirm property condition prior to close
  • Sign lender and title paperwork
  • Close on home, fund, and get keys
  • Celebrate!
